Bend Area Neighborhoods

Bend Oregon is broken up by we locals into four primary geographic zones. Although Bend is relatively small each quadrant is subtly different from the others in regards to culture, geography, climate, vegetation, and housing.

The NW quadrant in Bend generally has the most expensive real estate. River frontage homes and the best views of the Cascade Mountain Range can often be found within this geographic location. Neighborhoods within this area have pristine access to Bend’s amazing trail network for biking, hiking, and trail running (see the sidebar on Phil’s Trail). Within this area you can find old mill homes, beautiful old Victorian homes, new mid-century modern masterpieces, and craftsman-style bungalows, all nestled within the ultimate walkable network of sidewalks and trails to shops, restaurants, bars, the Les Schwab Amphitheater, the Deschutes River, Drake Park and downtown, and the Old Mill District.

In general, the NE quadrant of town has some of the more affordable housing options in Bend. You can find an older home on a larger lot in neighborhoods such as Tamarack East, Wiestoria, and Providence. Townhomes, duplexes, or “cottage” homes can be found in newer neighborhoods with a higher density such as McCall Landing. There are some beautiful neighborhoods in the NE including Lava Ridges, Yardley Estates, Village Wiestoria, and Terrango Glen. Another popular NE area includes “Midtown” right in the center of it all. Some amazing features of the NE side include the seasonal canals, Pine Nursery Park, high desert geography, and increasingly available walkable access to parks, restaurants, and shops.

Where the SW quadrant starts is slightly vague but generally includes all property south of Galveston Avenue and Highway 20 and west of Highway 97. It includes part of the downtown area and the “West Side Flats” area and boasts much of the same desirable features of the NW side such as ease of walking to shops, restaurants, bars, the Les Schwab Amphitheater, the Deschutes River, Drake Park and the downtown area, and the Old Mill District. The quadrant encompasses such neighborhoods, just to name a few, as Broken Top, Tetherow, River Rim, Aspen Rim, and Hollygrape Street. All of these neighborhoods, on the other side of the river along Brookswood Boulevard, have river frontage properties and provide residents with river access.

The SE quadrant in Bend is a blend between high desert, irrigated ranches, and forest and offers buyers a range of buying options. In SE Bend you can find small ranchettes, subdivisions with large half-acre lots nestled in park-like settings, and large newer subdivisions with resort-like amenities. If you are looking for a more private country feel you will love the choices available to you in SE Bend. With easy access to the Parkway, the Old Mill District, and the downtown area you are truly only minutes away. In addition, there is easy access to thousands of acres of Forest Service and Bureau of Land Management land for horseback riding and ATV exploration. Mountain views and mature Ponderosa Pine trees make SE Bend a must see.
